As the General Contractor on a project, Medows Construction, Inc. assumes direct responsibility for all construction phase activities. Contracts are secured through competitive bidding or through a qualification-based selection process.
Medows Construction Inc. holds contracts with the Owner and all construction trades and manages the construction process. Approved plans are provided by the client. The benefit of utilizing our General Contracting services is the added protection that our clients receive due to Medows Construction, Inc.’s mandatory subcontract agreement that all subcontractors are required to sign. Also, Medows Construction, Inc. holds additional liability insurance that encompasses the entire contracted project.
As in Option 1, Medows Construction, Inc. will provide pre-construction and construction services. Additionally, we will provide design, architecture, engineering, material and equipment selection, and hold all construction subcontracts in the same manner as an Architect & General Contractor combined.
As the Construction Manager, Medows Construction, Inc. contracts with the Owner to manage and oversee the planning, design and construction processes. Services include subcontractor verification, contract awarding, material procurement, schedule monitoring, production reporting and budgetary cost analysis. We do not hold subcontracts, but manage the project as a General Contractor would. All subcontractors will still need to be licensed and have general liability insurance, workers compensation, and follow all mandatory requirements set by Medows Construction, Inc. Medows Construction, Inc.’s additional liability insurance does not apply in this scenario, which reduces the total cost of services to the owner.
